Rental Procedures


In order to reserve Winter’s Past, first contact the rental agent, Suzanne Honeycutt, to confirm dates and rates.  Then send a $500 damage/security deposit to the owners. If your dog(s) will accompany you, the non-refundable pet fee is $300.  Personal checks, and Visa/Mastercard are accepted. You will have a soft reservation and the house will be held for you for several days to allow your check time to arrive – upon receipt of check reservation is firm.

Please note: the security/damage deposit is not applied to the rent (except by specific agreement with repeat renters). Once a reservation is made and paid, refunds are made ONLY if the house becomes uninhabitable OR if the owners are able to re-rent it for the same amount as the original booking. All travelers are encouraged to obtain trip cancellation insurance if they think they might have to cancel their vacation!

After your deposit is received, the rental agent will send you a copy of the Rental Agreement with pertinent information filled in. You must complete the renter portion and return one copy to the owners, at least by the time your rent payment is due.

Until the Rental Agreement is signed and returned to the owners, your contract is not considered complete. The full rent (rental amount and taxes) is due no later than 6 weeks prior to your arrival date. Reservations not paid in full by this time will be canceled and deposit will be retained unless we are able to re-rent for that week.

The week prior to your arrive you will be contacted with beach house entry information. General information such as shopping and sight-seeing, emergency telephone numbers, instructions regarding trash collection, etc., are provided with your welcome basket in the house.

Check-in time is no earlier than 3:00 PM Saturday, and check out time is no later than 10:00 AM Saturday. The cleaning crew will be at the house by 10:00 am, and they require almost 5 hours to clean and prepare the house for the next guests. The cleaners have been instructed to not allow guests to enter the house prior to the check in time!
When you leave, please leave the garage door opener on the kitchen counter, and house keys in the lockbox after locking up. After the house has been cleaned and inspected, your deposit will be refunded, assuming there is no damage or lost items.  Typically, the deposit is refunded within one week of your departure.

Hurricane Policy: This part of Florida historically has fewer hurricanes than almost anywhere else. However, if a mandatory evacuation order is issued during the rental period that would apply to our section of St. Johns County, we will refund ALL your rental fee for that week; unless order is issued for the day of your planned departure. If your rental period is longer than one week, this would apply only to the week it occurs or subsequent weeks if the house cannot be occupied.
